If you are interested in leasing one of our properties you must first fill out an application. Leasing agencies do this so they can try to determine whether or not a person not only can but will pay the rent payments reliably and will keep the property in good condition. Leasing a house to someone is similar to giving them a money loan. Bankers talk about the three C's when considering making a loan and we do something very similar. The 3 Cs are Capability, Colateral and Character. For Capability we check employment and income. We reject all applicants whose gross monthly income is less than 2.5 times the monthly rent. We greatly prefer 3 times the rent in gross monthly income at a minimum. For Colateral, the security deposit serves as colateral. Character is an indication of whether the person will actually pay their rent obligation and whether they will pay on time. Just because someone can, doesn't mean they will. The most common way to judge Character is the credit score. Other things that indicate character are previous rental history, evictions, criminal record, etc.
